Texas-led, at density in the markets we know.
Our portfolio is concentrated in Dallas–Fort Worth and Greater Houston, with a smaller footprint in other Texas markets and a handful beyond it. We grow deliberately, and we operate at density in the places we already know rather than spreading thin across the map.
Density is not for show. It is how we hold make-ready times and vacancy down. Crews, vendors, and managers who work the same submarkets week after week move faster and read a home more accurately than anyone parachuting in.
Older homes, restored rather than rebuilt.
Most of what we operate is older Texas stock: single-family homes that had been let go and that someone else might have written off as a teardown. We see them differently. The structure is usually sound, the lot sits in a settled neighborhood, and the home is worth bringing back rather than bulldozing.
So we restore. We repair the bones and renew everything a resident touches, to a single rent-ready standard, and we keep a sound home in service instead of sending it to a landfill. It is better for the street, better for the people who live there, and it wastes far less.
In-house, end to end, for the long run.
The same company that renovates a home leases it, manages it, and maintains it. Nothing is handed off to a third party, so nothing is lost in the handoff. Our construction, leasing, property management, and maintenance teams all work to the same standard and answer to the same people.
We manage for the long run and treat retention as the thing that matters most. That comes from looking after the home and the people in it, picking up the phone, fixing the small thing early, and following through, not from squeezing a lease.
